I can help with the $8,000 Home Buyer Tax Credit from the US Government. The Home Buyer Tax credit is non repayable, providing you own the property for X amount of years. The Credit is available for those who purchase and close by Dec 31, 2009.

The State of Kentucky is also offering a Tax Credit for buyers who do not qualify for the Federal credit. 

There is also a new KHC (Kentucky Housing Corportaion) First time buyer downpayment / closing costs assistance program for $4,500 in assistance. The KHC program acts as a second mortgage with no payments due till July 2010.
